Landlord Services
We offer two primary services: a full management service and a let-only service. Additionally, we provide insurance and valuation services specifically designed for the residential lettings industry. We can tailor our services to meet your needs during our property review.
During a complimentary property appraisal and valuation, we will advise you on how to maximise your property’s potential income. We will also explain your legal obligations as a landlord and provide a detailed overview of our services and fees.
Comprehensive Property Management
Our comprehensive property management service is designed to minimise your involvement in the property, allowing you to focus on other priorities. We ensure timely, full rent payments and maintain the property in excellent condition. Our extensive services include, but are not limited to:
- Extensive promotion of the property through various media channels and escorted property viewings
- Comprehensive tenant vetting and referencing, including thorough credit and personal background checks
- Preparation of legal documents regarding the lease agreement between you and the tenant
- Creation of a detailed inventory of the property and its contents
- Formal agreement on the property's condition with the tenant at the beginning of the tenancy
- Collection and administration of all rents and deposits, with monthly statements provided regular property inspections with written feedback every 12 weeks (more frequent than any agent we know)
- Coordination of maintenance and repairs based on your instructions
- Arrangement of all legally required safety checks per your guidance
- Record-keeping of all activities related to the tenancy using bespoke computer systems
- End-of-tenancy inspections to assess and agree on any deposit deductions
- Organisation of cleaning and repairs at the end of any tenancy
- Re-direction of mail from former tenants and other parties
- Complimentary advice and updates on changes within property law and the general market
Let-Only
This service is ideal for experienced landlords who prefer to manage their properties independently but need assistance in finding the right tenant. Navigating compliance can be complex, but we will ensure your legal obligations are met. This service is not recommended for individuals without prior experience in property management.
